The project consists of a mixed programme - a hotel with 150 rooms, 63 apartments (studios to 3 bedrooms), small shops and offices.

The district is undergoing a complete transformation: major issues at the entrance to the city, proximity to the Gare du Midi, right in the heart of the Citygate, the project has focused on the following themes:

• Rich and varied programming
• Minimal layout and high permeability of the site.
• Reduced surface area.
• Transitional scale and work on the interior of the public block.
• Extensive study of materials - brick and ceramics.
• Reversible hotel function.
