Abstract: For decades, real estate and urban development were shaped by assumptions of stability and predictable growth. That framework is no longer valid. Cities and built environments now operate in a context of permanent crisis, marked by geopolitical tensions, economic fragmentation, rising security risks, and unprecedented increases in defense spending that are reshaping public priorities and investment flows. This conference examines how these forces are transforming real estate markets and urban strategies, from planning horizons and financing models to infrastructure, land use, and resilience requirements. Moving beyond crisis diagnosis, it explores how public and private actors can shift from a logic of stability to one of strategic agility - designing cities, assets, and governance systems capable of adapting under sustained uncertainty.

Synopsis :

BeNeLux real estate markets are diverging sharply by sector and geography. Belgium’s industrial and logistics assets remain a focal point for global capital, supported by strong occupier demand and strategic transport and port corridors. In the Netherlands, living strategies are being reshaped by persistent undersupply and tightening regulation, driving more selective capital deployment. Luxembourg’s residential market, constrained by limited new construction and sustained cross-border demand, is increasingly used as a platform for long-term, ESG-oriented capital structures. This session helps investors identify where to allocate, what to avoid, and how to price risk across BeNeLux.
