BIM Project.The project totals 60,000 m² and comprises a conventional 50,000 m² warehouse, a 10,000 m² fully-automated high-bay shop with a height of 40 m high and offices.
The access arrangements include separate entrances for lorries and private cars. This approach optimises logistics flows and ensures the safety of other users - light vehicles, staff and office visitors - without increasing the road surface area.
Particular attention has been paid to the recovery of rainwater. The entire project has been designed for exclusively gravity drainage. No energy-intensive pumping system is therefore required. Given the enormous roof surfaces, the low-pressure drainage systems use smaller diameter pipes, saving on installation costs and increasing efficiency. Despite the large built-up areas, all rainwater is infiltrated.
As chocolate is a very delicate product to preserve, this building represents a real challenge in terms of heating and refrigeration technology. Bearing in mind that storage temperatures cannot vary by more than 4°C, and that the project owner's aim is to achieve a zero-energy building, the energy solutions chosen include solar panels and geothermal energy.
